Chateau Chaparral

An RV park with privately owned lots, set up much like a condominium with an HOA. Beautiful location on the Arkansas River bordering Browns Canyon National Monument. There are 306 lots with about 1/4 of them being year round residents. There is currently a variety of RV based 'homes' in the park but there is an active effort to encourage more aesthetic units. New residents are trending younger and there is a push towards park models and tiny houses on wheels. The first THOW moved in last weekend. (8/'18) Tiny houses are specifically allowed in the bylaws but there are stipulations and a very 'active' Architectural Committee. The bylaws state that the home must be RVIA certified OR have a written letter from a local master electrician stating that the house would meet Chaffee county electrical codes. The bylaws also state that the house must have a standard flushing toilet, composting toilets are not allowed. The website listed has some general information as well as links to the HOA bylaws. Lots are bought and sold either FSBO or through realtors. Lots for sale can often be seen on Zillow and Trulia.
