Pets are not allowed at the Premises without the express written consent of Landlord. Tenant shall be entitled to keep no more than domestic dogs; cats; birds; rodents such as hamsters, ferrets, and mice; fish and non-poisonous reptiles. Chickens, geese, ducks, pigs, horses, sheep, goats, llamas and other farm or pack animals will not be permitted. No animal that is undomesticated or that is considered illegal according to federal, state or local law will be tolerated at the Premises. Tenant will be responsible for any possible damage caused by an authorized or unauthorized pet, including but not limited to: damage to house (and yard) caused by urination/defecation, pests brought into the property on or by the animal, damage to the house, yard or third parties caused by actions of the pet (scratching, clawing, biting, etc.), or any claims brought by a third party due to the animal. <br /><br />Tenant shall be responsible for cleaning up after their pets which includes removal and proper disposal of feces. Failure to do so will result in a written warning by Landlord. If Tenant persists in failing to clean up after pets after one written warning by Landlord, each subsequent failure will result in a $25 fine.<br /><br />Pets shall not be staked or tied outside. Owners must be holding a leash attached to their pets while outside on the property. Pets will be allowed to roam free within tenant’s own lot if a fence is installed that will contain the pet from escaping either under or over the fence. Landlord will not be liable for any damage or harm caused by a pet that escapes from a fence or leash, the tenant shall be liable for the actions of their pets. Pets shall not be left outside for prolonged periods of time within fenced areas in extreme temperatures (>80 °F or <45 °F). Animal abuse will be reported to authorities and may be grounds for termination of this lease and result in eviction.<br /><br />Deceased pets shall not be buried on the property.
