Uncompahgre River Agrihood

We are currently looking for 10 Tiny Home owners, who love agriculture and gardening, and would like to live in wonderful Western Colorado.  The Uncompahgre Valley has been cultivated since the 1800's and was fostered by one of the first federal engineering projects, the Gunnison Tunnel, which was completed in 1909 and provides water to our property today. We are currently working with local partners to transition our beautiful 29-acre, riverside RV park into the first Tiny Home Agrihood in the country. Not just community gardens, but a 15-acre working farm, surrounded by the development, will provide space, soil and water to unite the community in healthy living and connection to the earth.  Although the details have yet to be finalized, the farm will be operated by a farm manager and tenants will have the ability to participate in a CSA or possibly a work/trade agreement.  In addition, garden plots within the lots are available for gardening adjacent to your home.  No participation will be necessary but will be encouraged. The final build out will give us 55 spaces with 41 up and running now and four more larger spaces coming online this summer.  To help us transition from an age restricted 50 and over RV park, we will be limiting tenants through the summer of 2020 to those over 40 with no children.  Beginning in the fall of 2020 we will be welcoming those of all ages.  Parents should be aware that although our river provides tranquility and relaxation, it is a hazard for anyone who enters it.  Although small, the Uncompahgre river has one of the steepest gradients in the US and flows quite swiftly.

Our RV park is located centrally to all of the attractions on the Western Slope. Here are just a few:

• 2.5 hrs to Moab
• 2 hrs to Crested Butte
• 1.5 hrs to Telluride
• 1 hr to the Grand Mesa and Powderhorn
• 1 hr to Blue Mesa Reservoir
• 45 mins to the Curecanti National Recreation Area on the Gunnison River
• 30 mins to the Black Canyon of the Gunnison National Park
• 15 mins to Delta
• 15 mins to Montrose

Set amongst the cottonwoods flanking the river and built around a 15 acre farm, our park provides the feeling of a remote locale with amenities of urban life. Each site provides full hook-ups and concrete pads and patios surrounded by natural grass and space for gardens. With over 1/3 mile of river frontage and a pond on 29 acres there is good fishing and walking trails throughout the park. We also enjoy the benefits of city water and sewer services with fire and police protection, a grocery store, a hardware store, schools and medical care just blocks away. We now provide hi-speed internet access via 1 Gig fiber optic service.  Highway 50 is over half a mile to the east and traffic noise is minimal here.

Wildlife seen in our park include geese, ducks, owls, bald eagles, golden eagles, heron, chukar, hummingbirds, kingfisher, racoon, skunk, beaver, mink, foxes, bear, cougar and badger. The river provides sustenance to a variety of animals in this arid region. In addition, there are some nice brown trout in the river. The best time for fishing here is fall through spring, when the river runs clear.

Our prices do not include metered electric service (billed to you at our cost); however, they do include water, sewer, wi-fi, and satellite TV.  In addition, many of sites 1-31 have landline phone service available.
