We currently have 15 lots, with 12 available.

7 lots have full utilities: water, septic, 30amp electric, trash, and a parking spot. These lots range from $600 to $700/mo

Privately owned 43-acre ranch
Owners/Managers family lives in a Tiny House on site
The property is rolling Grassland with wooded borders and some patches of trees.
There is a significant area to walk, a community fire pit, and an outdoor kitchen along with a Laundry facility coming late 2022.
Raise beds are allowed for community gardening (space provided in a common area or can place on your lot)
The ranch has security cameras facing the entrance, parking, and common areas.
* We plan to add a covered pavilion, walking paths, and many more trees and landscaping (for shade and sustainable yards)

We are conveniently located approx. 1/4 mile of Hwy 121 - far enough to enjoy the peace and quiet, close enough to jump on the road and travel anywhere nearby.

1) Build or Bring your own Tiny home as long as it meets NOAH, RVIA, and/or IBC Sched. Q code.
2) You can order one through one of our preferred builders, or a builder of your choice
3) We also build Tiny Homes! Shipping Container homes, specifically (2 of which are located on the property now).
* Our custom builds have limited availability, so ask now if you're interested! Shipping Container homes range from $40k to $80, depending upon the options chosen.

Standard Lots come with:
Lots are 20 ft. wide and 50 ft. long, unless otherwise specified.

30 amp electric service (can be upgraded to 50 amp service depending upon lot location, costs vary)

One Parking Spot (one additional spot can be added to the lot rent, depending upon availability and management approval)

Off-Grid Lots come with:
* Off-Grid lots are designed to cater to smaller, highly efficient homes with Solar for electricity, composting toilets, and propane for all heat sources.
Lots are 20 ft. wide and 50 ft. long, unless otherwise specified.
Propane Tankless water heaters, Cooking, and Heating are required for all off-grid lots.
Freshwater connection
Gray water drain - septic can be added, depending upon lot location and available capacity.
Trash Service
